What you are purchasing from "Dror" is a lot within the Dror Acres subdivision. Surveyed, platted, recorded lots that are available for purchase with title insurance and get recorded with the county. A normal real estate purchase.
Lots range in size from 2.6 - 11 acres. Prices start at $68,200 (that includes a road/electric share that each lot owner pays).
Currently around 1/3 of the lots are sold or under contract. The dirt road is in and electric is run through Dror (once you buy a lot, you can open an account with the electric utility - up to 500 ft of overhead power service has been prepaid from the road to each lot). Once you buy a lot (either in cash or with bank financing) you need to decide what type of home you want. Do you want a manufactured home? A barndominum? A custom stick frame home? Once you decide, you can either start building (if you have cash) or work with a bank on a construction loan (which bank depends on what type of home you want - to get a construction loan you will need to know exactly what type of house you want and have plans ready). Once approved, you will work with a builder who will help you decide where the home should go. They will help you get a well and a septic system installed as part of the building process (and we can help guide you as well) and they will begin the process of site prep once you know where you want your home. The actual home itself can cost anywhere from $60k for a very modest one bedroom mobile home - $400k+ for a large custom home. And everywhere in between, this is your biggest variable - how modest or extravagant you want your home. Zoning is RESIDENTIAL - but here that means you CAN have chickens, ducks, goats, cows, etc and taxes are low.
We have multiple banks willing to finance buyers and multiple builders available to build different types of homes (or you can find your own).
YOU DO NOT NEED TO BE A FARMER OR EVEN WANT TO BE A FARMER TO JOIN US! Some people want homesteads and some people just want space to breathe in a place of freedom with others around.
This is a very affordable place to live and there are many parnasa opportunities. While it feels like we are rural and have privacy and many acres amongst us, we are very close to civilization. 15 min to 2 different hospitals. Less than 1 hr to the gulf coast beaches. Towns of different types along the way.
We have a minimal HOA, in place to protect our community interests.
